Cleanspark Secures $6.6B Lease Deal, Texas Portfolio Rights Expand to 885 MW

Woofun AI reports that Cleanspark has executed a 20-year triple net lease for 175 MW of critical IT infrastructure at its Sandersville facility in Georgia, projecting $6.6 billion in contract revenue. Delivery is set to commence in the fourth quarter of 2027 to an unnamed global technology company, with two five-year extension options that could elevate the total value to $11.6 billion. The deal is estimated to yield $330 million in annual net operating income, against landlord project costs of $10 million to $12 million per megawatt.

Additionally, the same tenant has signed letters of intent and exclusive arrangements covering Cleanspark’s entire Texas portfolio, which spans 718 acres and includes up to 885 MW of committed and planned power capacity across the Sealy and Brazoria facilities.
